Have a mold concern in your home?  Need someone to check it out that will tell you facts and present options?  My 20+ years of mold investigation experience helps me to diagnose mold issues promptly and economically.  I can explain the Texas mold regulations that were implemented in Texas in 2005.  Protect the value of your property -- check out moisture issues before they become mold problems.  As a State licensed "Mold Assessment Consultant", there is no requirement for me to report any mold to any state agency - your privacy is kept confidential.  Mold affects different individuals differently - what may cause me flu like symptoms may not affect you at all!


Tenant: do you have mold issues in your rental property that you are concerned about?  I can provide you with an honest, unbiased evaluation of your mold issue.  If your landlord will not address your valid mold issues, you do have rights. I can document the status of the mold issue for a reasonable cost.  If you landlord is proposing to fix the mold problem with their own maintenance personnel, you may want to fully evaluate this action as the mold problem could be made worse instead of better if untrained individuals remediate your mold!


Landlord: Do you have a tenant with a mold concern?  Is it valid?  I can evaluate the mold issue and render an opinion as a State Licensed Mold Assessment Consultant.  If the mold affected area is less than 25 contiguous square feet of mold affected building materials (including a 2' buffer), then you can LEGALLY remediate the area yourself according to the State Department of Health Services "Mold Assessment and Remediaton Regulations".  However, you should be aware that your maintenace personnel MAY NOT be QUALIFIED and TRAINED to perform some mold remediation activities!  How do you know when you can safely remove mold without incurring an unacceptable LIABILITY?  I can help you determine this. I have some documented guidelines/instructions for maintenance personnel to safetly remove mold from rental properties.  I provide these guidelines to apartment management / property management companies during a consultation.  Need to document the air quality after your maintenance personnel perform mold related repairs?  I can take air samples to document the mold levels in the air -- protect yourself from LIABILITY ISSUES.
